FYI - I’ve been in discussions with Councillor Adamson today regarding the closure, and we are working through a couple of logistic items as well regarding signage and Mayflower truck traffic, etc.

Regarding the Circa parking, I will make sure that I bring it up to our executive and management teams for consideration.  Like I told you at our meeting, a majority of new downtown properties (not just ours) charge for parking outside of the rent - so this isn’t an isolated practice.  Nonetheless, I recognize that this approach has contributed to some of these parking constraints and that we need to discuss it as a company.  It would be a big undertaking to change this since we are already operating, but I promise to at least discuss.  

Rest assured that we are including parking in the rent at the new 747 project.

Thanks for your thoughtful response.

I hope you can understand that if you had brought up the street closing last night at the meeting I and others wouldn't have been downright angry when we returned from the meeting and got the email, which it should be noted you sent to only a couple of people. The 29th is coming up pretty fast. This was a big faux paux and doesn't send a very "open" message about how your co does business. 

Closing a street off entirely for weeks is a big deal in an urban area. It's going to inconvenience a lot of companies and residents not just the 2 adjacent properties

That being said I'm glad to hear you considered other streets and hope that Walnut could be reconsidered since you own properties on both sides I am unsure why the right of way is an issue

Also glad to hear that your firm does value a positive relationship with the neighborhoods you do business in. I think it was loud and clear that I'm not the only one that feels that the decision to charge your tenants for parking is having a negative effect on your neighbors. We feel a bit duped to be honest, And regret that we didn't ask if you were going to charge up front. It's never been done here. Every time someone has said oh here's our parking for the site it hasn't been...but we are going to charge for it. I can see it being limited to residents and maybe guests. Everyone could have predicted what would happen if we knew this going in, just as we could have predicted your town homes would sell faster than your flats. I am certain that if this issue had been discussed at the Ihpc hearing, where the density of your projects was one of the main objections, that we wouldn't be having to have this discussion now. 

I am hopeful your firm will reconsider this policy. If your residents were using the parking on your site instead of the street things would be a lot easier for the rest of us who live and work here.

Many of us never expected the neighborhood to be ringed by dense multi family buildings and aren't very comfortable with that. Anything you can do to help mitigate the impact of these buildings during and after construction will go a long way toward making people feel better about it. People always like to be asked first.

Speaking directly to the St. Clair street closure here, you are correct that we have about a month window here starting next week that IPL will be completing in-road utility work and we will be using the right of way for the crane setting our pre-cast concrete podium.  I won’t try to downplay that this will be annoying to work around and inconvenient - I fully recognize that it will be.  I promise that my lack of mentioning it last night was not an intentional decision to not information the neighborhood, but I do, nonetheless, apologize for not bringing something up to the neighborhood sooner.  That was an oversight on my part and I recognize that.

With that said, here are some more details on the closure of the portion of St. Clair directly north of our property:
  • During the first two weeks, our time needed to close down the street will be intermittent.  Our plan is to re-open this section of St. Clair in the evenings and on weekends as much as we possibly can - depending completely on the day and specific work going on. During the latter two weeks, this section of Saint Clair will be shut down completely, as our crane will be set in this location as we complete the erection.
  • Why Saint Clair? There is not enough room on Walnut, as narrow as that right of way is, to set the crane.  And we were told by DCE that College was not an option because of how critical this thoroughfare is.  Thus, we were forced into the St. Clair location for the pre-cast deliveries and crane for these next 4 weeks.
  • During this time, surrounding connector streets such as Fulton, Walnut, North, and Davidson will all remain open (as far as our work is concerned) - so there are alternate routes around the closure for residents and customers of businesses in Chatham Arch and Cottage Home.  I recognize that this may not be as convenient, but at least there are easy alternates.
Regarding the first point in your email: You are entitled to your own opinion about Milhaus, but I take extreme offense to claims that our company or myself does not care about the neighborhoods we have the opportunity to do work in.  Because we do.  And it kills me that someone might think otherwise.  If people have issues with something we are doing, we want to know about it.  Without knowing about it, I don’t have the opportunity to correct it.  A great example of that is the issue that Pastor Macon brought up last night regarding Park 10 residents parking on the street.  Had he not brought that up, I would still have no clue that there is an issue.  I want to make sure people know that we welcome these types of conversations to happen in the future.

I really can’t believe that you came to the CANA meeting last evening and didn’t bother to mention this to the neighborhood.  I am starting to think that your company is strictly interested in its bottom line and has no concern for the problems your projects are causing in this area.  The parking policies of Circa is really the biggest contributing factor to the Parking problems we are now experiencing in this part of CA. As someone who is here every day, I can tell you first hand that these issues all became critical after people started moving into Circa.  
 
To think Its OK to block of a street that serves as 1 of 2 major links to Cottage Home for a month is really amazing to me.  A day or 2 OK, but a month? Come on! 
 
Are you prepared to compensate businesses who will be negatively affected by this street closure for their lost business?
